富士康低调运作别墅项目：曾豪言不做地产

2011年1月，在武汉的富士康工业园附近，富士康旗下企业低调运作了4年的别墅项目宣布即将开盘销售。
事实上，除了几十万员工之外，富士康拥有全国最大体量的工业用地，这一点，长久以来并不引人注目。不管是不是郭台铭设计好的算盘，这一做法的确精明：在资产负债表上，土地是不存在损耗的优质资产。特别是在房地产业高速膨胀的中国，土地的宝贵不言而喻。
如今，富士康坐拥深圳、昆山、杭州、上海等地的几大主力科技工业园，在武汉、成都、杭州、营口、秦皇岛等地还有十多个工业园。早在1993年，深谙土地价值的郭台铭就看中了还是一片荒野的深圳龙华地块，他的名言是：“看得见的土地我都要了。”
然而，富士康在房地产业的企图还不止圈下工业用地这么简单。实际上，为了吸引富士康科技园落户，各地政府都会给予优惠政策。而郭台铭的法宝，就是不经过 “招拍挂”程序，低价拿下土地，然后，依托工业园，以工业项目捆绑住宅、商业地产，进行商业运作。这种模式多少带有“灰色”味道：依据相关规定，工业项目用地不能用作商业开发。但是，它已经是圈子里公开的秘密。
其实，声称“不做房地产”的富士康早已有了自己的地产业务平台——总部位于深圳的香港轩盛投资有限公司。从2005年前后，轩盛就在太原、深圳、武汉、上海等多个城市拿下商住用地。这些城市，都是富士康的科技工业园所在地。
2007年6月，在富士康与武汉高新区管委会签订投资协议的7个月后，轩盛投资控股的鑫龙地产，就以接近底价的价格拿下了距工业园5公里的两幅土地，楼面地价分别为790元/平方米和560元/平方米，项目总建筑面积约12.3万平方米。
而真正引起外界注意的，是富士康位于上海陆家嘴金融区的地块。该地块占地面积为1万平方米，地上部分建筑面积为5万平方米。富士康于2005年以“鸿海中国(大陆)总部”名义拿下，建成后的楼盘以自住和出租为主。但是，该工程却一拖再拖。据富士康相关人士解释，工程开工前接到世博会组委会的通知，工程必须在世博会之后开工。5年过去了，该地块升值数倍。同时，富士康在长三角地区还开发了其他物业，如昆山的商住小区等等。
当然，国家不可能允许富士康把其大量工业用地都转为商业用地。但退一步说，即便放弃这种“灰色”模式，富士康也尽可以学习沃尔玛，做房地产信托REITS，即在主业之外，运作工业地产企业，从事土地的租赁业务。如果运作成功，可以将企业拆分出去，甚至上市融资。这也是一条不错的转型路径。
其实，富士康并非第一个进军地产业的制造业企业，其在政策“灰色地带”运作地产项目的行为，多少有些无奈。制造业代工业务薄如刀刃的利润有目共睹。在这一话题中，最值得玩味的是郭台铭的态度。
直到2010年6月的股东大会，当一位股东批评郭台铭：不投资房地产，致使富士康一年少赚上百亿的时候，郭台铭的回应仍是：不做房地产，扎根制造业。在 2010年10月的另一次媒体访谈中，郭台铭再度重申：“我个人在大陆投资超过百亿美元，可是我自己没有买过一平方米的房子……我觉得如果我们做制造业赚的是辛苦钱，那我们已经习惯了。如果我们去做房地产，或者是我自己去投资，就怕赚钱太容易，容易丧失斗志。”
看来，郭台铭的逻辑是，钱来的容易，就不懂得珍惜。于是，郭台铭打定了注意，悄悄拿地，为让大家免于“丧失斗志”，自己过着黑白人生。(function(){document.domain=qq.com;var c=function(d){var
